My phone sounds off an alert to a text message. The tone is the old Jetson’s doorbell theme, that way I know it’s a text without having to look at the device.

Quickly pulling it out of my pocket I see it’s a message from Melinda one of my Sellers.

She has a lovely 3 bed 2 bath home in South Orlando and we’ve been getting a lot of showings in the first week it is on the market. It is priced under $200,000 and it is well maintained. Professional photos were taken and a story about the heritage of the house and the surrounding area is being broadcast through several different media.

The message says, “We have a 5 pm showing today right?” I look at the time and it is 5:15. “Not again”, I say to myself.

I immediately text back. ” I spoke to the Buyer’s agent earlier today to emphasize the importance of being on time and I will call him now. I’ll let you know what I run into.”

As soon as I shot off the text to Melinda, I call the Buyer’s agent. He answers the phone after several rings, sounds like he drops the phone and says “Hello.” Answering his business phone like he is going to talk to one of his friends.

“Hi, Fred. This is Rex with Weichert Realtors, Hallmark Properties. We spoke earlier today about showing my listing on Harbor Marsh.”

“Um yeah, Harbor Marsh?” Fred stumbles.

“Yeah, I told you that the Seller has a dog and a small child so being on time to the appointment is critical. She leaves the house a few minutes before an agent is to arrive with baby and dog in tow so you have the courtesy of a private showing.”

“Um yeah. ahh, Marsh Harbor?” “Um, ah” Fred continues to make unintelligible sounds for the next ten seconds. “I’m on my way to pick up my clients now.”

“You realize your appointment was for 5 pm, right?” I continue, “And that the Seller has a child and a dog she takes outside the house so you can show? Right?”

“Oh, she does?” Fred fumbles on like we hadn’t had this conversation three hours earlier. “I’m in Buena Venture Lakes now about to pick up my client. How far am I from March Harbor?” Fred quizzed me.

“Really? That is your question? BVL can be anywhere from 10 minutes to 25 minutes from the listing. Didn’t you mapquest it out?” I am at odds with how this “professional” can be so clueless.

Needless to say, we canceled the appointment. I knew Melinda has company coming over for dinner at 6, which would be about the time Fred would show up, perhaps.

One of my truisms is, “The real estate business is fine, except for the real estate agents that are in it.”

The biggest frustration in this business is the lack of integrity of the agents I am forced to deal with. My Dad use to say “Say what you mean, and mean what you say.” Follow through or at least communicate.

No wonder real estate agents have such a negative reputation.

I was sitting at the front desk of our real estate office last week. The office is in a shopping center right next to a Publix Grocery Store. As a couple walk by the front door of the office, the man says in a salsey type voice “Can you lie, then you too can be a real estate agent.” His female companion laughs and they continue on.

This is an all too common negative perception of the industry in general.

I hate when agents waste my clients time and mine. It’s called integrity and respect. If you want to receive it you need to practice it.
